Buying real estate right now requires a mix of strategy, patience, and realism. The market in many areas is still competitive, interest rates are higher than a few years ago, and inventory can be tight.

Start with your numbers before you ever look at a house. Know what you can comfortably afford not just what a lender approves you for. Factor in taxes, insurance, maintenance, and today’s higher interest rates. Getting pre-approved (not just pre-qualified) makes your offer stronger and keeps you focused.

Don’t skip shopping lenders. Rates, fees, and loan programs can vary more than people expect. Even a small difference in interest rate can save you thousands over time. Ask about options like rate buydowns, adjustable-rate mortgages (if you don’t plan to stay long-term), or first-time buyer programs.

Be flexible, but clear on your non-negotiables. You might not get everything on your wish list in this market, so separate “must-haves” (location, safety, layout) from “nice-to-haves” (cosmetics you can change later). Homes that need minor updates can be a smart way to build equity faster.

Pay attention to days on market. Homes that have been sitting a bit longer can give you more negotiating power especially now, when some sellers are adjusting expectations. You may be able to negotiate price, closing costs, or even a rate buydown.

Always get an inspection, even in competitive situations. Waiving it can be risky unless you’re very experienced or have strong financial backup for repairs.

Think long-term. With higher rates, some buyers are using the “marry the house, date the rate” mindset meaning you can refinance later if rates drop, but you want to be sure the home itself fits your lifestyle and future plans.

Work with a knowledgeable local agent. Market conditions vary a lot by neighborhood, and a good agent will know where there’s room to negotiate and where you need to move quickly.

Lastly, don’t rush just because you feel pressure. The right deal makes sense financially and emotionally. If something feels off, it probably is.
